DESIGN BUILD PROCESS

At Colony Builders, Inc., we have built a process to include the services of architects, engineers and interior designers to develop a partnership which allows us to meet each clients specific needs while keeping cost efficiency a priority.  

 
REVIEW:  Lease, site, and items provided by landlord
 
ARCHITECT: Colony Builders, Inc. will solicit bids and hire Architect
  Work with Architect to create space plans including:
• Engineering plans (Electrical, Mechanical, Plumbing)
• Lighting fixtures and recessed lighting
• Cabinet Elevations and Soffits
• Use of cost efficient materials
 
BUDGETING: Assist on working within your budget
• Early budget based upon preliminary or dental plans
• Value Engineering (use of quality products at a lower cost)
• Provide optional finish levels
• Final budget based upon final construction documents
 
SCHEDULE:  Expedite the process by knowing the system
• Create a critical path
• Submit for permit using best available method (CTAC, Express, etc.)
• Coordinate with outside vendors on critical dates
   (dental supply, x-ray, phone/data)
 
COMMUNICATION AND TEAM APPROACH:
 Work as a team and communicate as one
• Job Status reports
• Thorough plan review
• Walk through of the job at critical stages (ie: electrical rough/drywall)
• Keep everyone informed of budget and schedule changes
   and potential delays
• Prompt pricing and approval of change orders
• All parties to work as one team
 (Client, Broker, Architect, Contractor, and Landlord)
